What Is the Alliance Industrial Corridor?

AllianceTexas is a master-planned mixed-use development in north Fort Worth, anchored by Fort Worth Alliance Airport - and the BNSF Alliance Intermodal Facility. Developed by Hillwood, a Perot company, since 1989, Alliance has grown into a major inland port and one of the larger industrial submarkets in the DFW metroplex.

For Keller businesses and North Texas investors, Alliance matters for one simple reason: it sits directly adjacent to Keller along the I-35W spine, giving companies headquartered or living in Keller direct access to bulk distribution, e-commerce fulfillment, cross-dock, cold storage, and light-manufacturing space - usually within a 10–20 minute drive.

Why Alliance Dominates North Texas Logistics

Alliance's edge over other DFW industrial submarkets - South Dallas, Great Southwest, DFW Airport - is the combination of four transportation modes on a single master plan:

    • Air: Fort Worth Alliance Airport (KAFW) - 24/7 industrial airport with no passenger traffic, U.S. Customs foreign-trade-zone service, and dedicated freighter operations for FedEx, Amazon Air, and others.
    • Rail: The BNSF Alliance Intermodal Facility handles over 1 million lifts annually, connecting Pacific Rim imports through the Ports of Los Angeles / Long Beach directly to North Texas distribution centers.
    • Interstate: Direct frontage on I-35W and quick access to SH 114, SH 170, and the future I-35W / 287 improvements. I-35W is the primary NAFTA / USMCA trade corridor from Mexico to Kansas City.
    • Last-mile: Alliance sits on I-35W with BNSF intermodal and Alliance Airport access.

    Fortune 500 Neighbors at Alliance

Alliance is home to many distribution, e-commerce and manufacturing operators. Fortune 500 and global operators with major distribution, e-commerce, or manufacturing footprints in the corridor include Amazon, FedEx, Walmart, Ford, General Electric, Coca-Cola, Best Buy, LEGO, Volkswagen, Hyundai, Nestlé, and Facebook / Meta (via its Fort Worth data center campus just south of Alliance). BNSF Railway and Hillwood themselves are also headquartered or heavily anchored inside the corridor.

For smaller tenants, that neighbor list matters for three practical reasons: (1) it validates the labor pool, (2) it forces municipal infrastructure to keep pace with Class-A demand, and (3) it means suppliers and 3PLs already cluster inside the corridor - an operational advantage you don't get in an isolated park.

    Keller's Position Relative to Alliance

Keller sits roughly 8–12 miles east / southeast of the core Alliance corridor. Executives and operators can live in Keller's residential neighborhoods (Keller ISD, low property tax rates by DFW standards, quick access to Southlake and Grapevine amenities) and reach a Class-A distribution facility at Alliance in about 15 minutes via SH 170 or Keller Hicks Road to I-35W.

That geographic combination - residential Keller plus industrial Alliance - is a large part of why so many DFW logistics executives locate their households in Keller, and why smaller warehouse users based in Keller strip and flex space graduate into the Alliance corridor as they grow past 25,000–50,000 SF.

    Foreign-Trade Zone & Regulatory Advantages

Alliance operates as part of Foreign-Trade Zone No. 196, administered by the Alliance Corridor. FTZ status lets importers defer, reduce, or eliminate duties on goods stored, processed, or re-exported from designated buildings. For high-volume importers moving containers from Los Angeles / Long Beach through the BNSF intermodal, FTZ savings alone can justify a location decision.

The corridor is also served by the Alliance Airport Authority and enjoys tax abatements and Chapter 380 economic development agreements negotiated deal-by-deal with the City of Fort Worth for qualifying capital investment and job creation.

    Who Should Locate at Alliance

    • National / regional distributors serving the Central U.S. from a single node.
    • E-commerce and last-mile operators needing 8.5M people within a 3-hour drive.
    • Air-cargo dependent users - freight forwarders, aerospace MRO, high-value / time-sensitive shipping.
    • Importers that benefit from BNSF intermodal and FTZ #196.
    • Advanced manufacturing - automotive, aerospace, food and beverage, consumer electronics.
    • 3PLs and cross-dock operators that need dense trucking networks and mode flexibility.

    What Investors Should Know

Alliance has traded consistently at some of the tightest industrial cap rates in DFW because of Class-A tenancy, master-planned covenants, and the airport / rail moat. Institutional owners - Prologis, Blackstone, Hillwood, ProLogis, Stockbridge, Link Logistics and others - dominate the ownership profile, so mid-market investors typically play through smaller flex / rear-load product on the periphery or through single-tenant net-lease acquisitions of build-to-suit facilities.

Rent growth in the corridor moderated in 2024–2025 after a historic 2021–2023 run, and the submarket added significant new supply through 2024. Underwriting in 2026 should assume more realistic downtime, right-sized TI, and stabilized (not peak) rent - that discipline is what separates good Alliance deals from bad ones today.

How Keller Businesses Use Alliance in Practice

A typical Keller-based operating company uses Alliance in one of three ways:

    1. Headquarters in Keller, warehouse at Alliance. Small office / showroom footprint in Keller for executives and sales; distribution and inventory at Alliance for scale.
    2. Full facility at Alliance, executive residence in Keller. Common for owner-operators who want short commutes and Keller ISD schools.
    3. Start in Keller flex, graduate to Alliance. Businesses often occupy flex space in Keller / North Richland Hills, then move to a larger Alliance rear-load building when they outgrow the space.

Getting Represented in the Alliance Market

Alliance is a landlord-dominated, institutionally-owned submarket. Tenants who arrive without tenant representation typically overpay on base rent, receive smaller TI packages, and miss critical language around expansion rights, trailer parking, power upgrades, and surrender / restoration obligations. In Texas the landlord pays the broker commission whether or not the tenant is represented, so tenant representation is free to the tenant.

Daniel Weber of SVN Trinity Advisors represents industrial tenants and investors throughout the Alliance corridor and the greater Keller / North Fort Worth market - from flex users to large Class-A distribution requirements. If you're evaluating an Alliance move, a renewal, or an acquisition, we can run the underwriting and represent you at no cost.
